The Buying & Selling Process

If you are a Marriott Vacation Club owner interested in selling your property, please fill out the form in the Sellers section.

MVCI has the Right of First Refusal on the sale of most of their timeshare resorts. Marriott has 30 days to respond, but for most resorts a decision is made within 10 days. For deeded properties, once the sale is approved, a deed from Seller to Buyer is prepared, executed by both Seller and Buyer, and recorded at the appropriate county. Once the deed has been recorded and the Buyer has remitted payment in full, Marriott is notified of the transfer of ownership. For membership properties, once the sale is approved, MVCI forwards the transfer documents to the title company. After the necessary documents have been executed and returned by both Seller and Buyer and the Buyer has remitted payment in full, Marriott is notified of the transfer of ownership. The entire resale transfer process takes approximately 8 weeks.

Q: Does Marriott offer both floating and fixed usage?

A: Most Marriott ownerships are for floating time which is a block of weeks within a specific season. Owners of floating seasons can book any week within their season depending on availability and on a first come, first serve basis. Different resorts use different naming systems for the seasons. Examples include Platinum/Gold/Silver/Bronze, Red/White/Blue, and Special/Summer/Sport/Value/Preferred. The Platinum Season at one resort may encompass different weeks than the Platinum Season at another resort.

There are only a few Marriott Vacation Club resorts that offer fixed weeks. Fixed week owners are guaranteed usage in one specific week every year.

Q: Do I lose any benefits buying a Marriott timeshare on the resale market?

A: Resale purchasers only have the option to reserve at their home resort in their own season or to exchange through Interval International. When buying on the resale market, owners lose the option to convert to Marriot Rewards points which can be used for airline tickets and stays at Marriott hotels. Resale purchasers also do not qualify for Marriott’s Destinations Club Point system.

Q: How far in advance can I book a reservation?

A: Reservations can be booked 12 months in advance. It is highly recommended that owners call exactly 12 months in advance of the day of check-in when booking high demand or holiday weeks. Owners who have more than one week have the ability to book 13 months in advance which makes reserving consecutive or concurrent weeks easier.
