Introduction

This article is intended to provide a potential HGVC owner with a general understanding of the Hilton Grand Vacation Club (HGVClub) system. Within this article, one will find benefits and rules that can be found inside of the Hilton Grand Vacation Club’s annual member guide.

These include club rules, points charts, season charts and current fees to date. These are variable and can be subject to change, so it is also good practice to consult the annual member guide, and TUG forums, in addition to this article to verify the information contained herein. None of us are current or former employees of Hilton or any of Hilton’s affiliates, nor have we been provided with any compensation for writing this article.

Hilton Grand Vacations Company, LLC was established in 1992 as the timeshare resort ownership division of Hilton, and operates The Hilton Club and Hilton Grand Vacation Club (HGVC), which are highly flexible points-based ownership and exchange systems.

Resorts in the HGVC System

To date, Hilton currently operates 58 individual resorts and has a developer relationship Grand Pacific Resorts, Hilton Club New York operates as a separate club from HGVC. Each resort’s details can be found within Hilton’s official Resort Directory.

Ownership, Benefits, Privileges and Rules

Certain facets of HGVC ownership can be distinctly different between properties, dependent on whether HGVC has built the resort, or if another developer has built the resort (an affiliate resort).

While many HGVC built resorts were typically sold as floating week ownerships, which can be used as points throughout the Hilton system, different ownership types and rules may apply. For example, in Florida, a majority of the affiliated resorts were sold offering fixed week, as well as flex week, timeshare options.

Predetermined amounts of points are assigned to all HGVC ownerships based on the following:

  • specific HGVC developer resort
  • unit size
  • unit type
  • season
  • number of ClubPoints
  • type of ownership
  • type of week

Club Members automatically receive a deposit of ClubPoints annually or biennially depending on their deeded ownership. Online HGVC accounts display a rolling three year period of available ClubPoints. Unused ClubPoints for a given year will expire at the end of the calendar year. You can also study Hilton’s points charts with their online HGVC Resort Directory to see how many points each season at each resort is allotted. ClubPoints do expire, but can be rescued, banked or converted into Hhonors points.

Examples:

  • HGVC Developer Resort: Flamingo, SeaWorld, Lagoon Tower, etc
  • Unit Size: studio, one bedroom, two bedroom, etc
  • Unit Type: Plus, Premier, Grand, Grand Plus, Penthouse, etc
  • Season: Platinum, Gold, Silver and Bronze
  • ClubPoints: 2200, 3400, 4800, etc
  • Type of Ownership: Annual and Every Other Year (aka Biennial)
  • Type of Week: Float, Fixed or Event*

*Event Weeks provide guaranteed reservation privileges during specific peak travel times. For example, week #52 was sold as an event week in Hawaii, Las Vegas and Park City.

In contrast, an owner of a fixed week ownership is automatically booked their deeded week. An owner who chooses not to use their automatic home week reservation will be allotted a fixed amount of Club Points each year, based on location, size of unit and season in which they own.

HGVC built properties are also directly affiliated with RCI (Resort Club International) and SFX (San Francisco Exchange). Some HGVC affiliates have the benefit of being simultaneously affiliated with RCI, SFX and II (Interval International).

Along with your initial purchase there are ongoing annual Maintenance Fees and annual Club Dues.

Biennial owners may be billed Maintenance Fees annually or partially every other year depending on the resort. However Club Dues are billed annually to all members (including biennial ownerships!). For multi-week owners, Annual Club Dues are paid only once per year (not for each resort week).

Annual HGVC Maintenance Fees (MFs) are generally based on resort and unit size. As a result, owners with different seasons may pay the same annual MF at the same resort. For example, the following owners at the same resort may pay the same annual maintenance fees.

  • two bedroom platinum season (7,000 annual ClubPoints)
  • two bedroom gold season (5,000 annual ClubPoints)
  • two bedroom silver season (3,500 annual ClubPoints)
  • two bedroom bronze season owner (2,500 annual ClubPoints)

For this reason, some owners choose to purchase a week in a higher season with more ClubPoints instead of one or more weeks in a lower season with less ClubPoints. NOTE: Prices are generally higher for the higher seasons compared to the lower seasons.

Additionally, Hilton affiliate owners are not required to join the Club, though they are able to sign up and pay an enrollment fee if they choose to become a Club member. This fee is currently $399 to date.

Compare this with HGVC built resort owners who are automatically enrolled as Club members and cannot choose to withdraw membership from the club. Club membership includes annual membership to RCI.

Being an HGVClub member yields distinctive benefits and can be very flexible for one’s booking requirements, and offers all of the accommodations one would come to expect in a vacation ownership.

Deeded Vacation Ownership

Ownership with HGVC is a deeded, fee simple, one-week interest in a single property during a specific time of the year, or season. If the resort is HGVC built, one is allotted a fixed amount of Club Points each year, determined by the extent and type of the accommodations (i.e. the number of bedrooms in a single unit) and the season in which the ownership is deeded. HGVClub determines their seasons by breaking up weeks in the following manner:

  • Bronze
  • Silver
  • Gold
  • Platinum
  • Holiday

These seasons vary based on the demand of a resort during these particular weeks. Certain weeks are sold as a fixed week that can be canceled and turned into points.

An example of this is week 52 at The Las Vegas Strip property. It is sold as a fixed week, which is automatically reserved for the owner. The reservation can be cancelled and it will be worth the associated platinum points.

The points associated with each season of HGVC built resort have fixed values based on the unit size and view. The unit size and the particular resort one is deeded to determines the maintenance fees. There is no discrepancy in maintenance fees for a platinum, gold, silver or bronze week at that particular property, so long as the unit size is identical. Below is a seasons chart to help assist owners in determining their timeshare ownership.

Rights to Usage

Hilton Grand Vacation Club is a points-based reservation and exchange program designed for booking and ownership flexibility. All of the HGVC seasons are referenced above, and the Club Points themselves have a multitude of uses.

An owner can:

  • Reserve their home reservation for a 7-night stay in the unit size and season they own.
  • Use points to book a different location, unit size, season, or # of nights (3 night minimum).
  • Trade their points for another location, season, or unit size in RCI or SFX’s inventory.
  • Make a reservation through RCI nightly to book individual nights.
  • Use Club Perks for cruises, guided journeys, car rentals and airline tickets.
  • Book Hilton Hotels with their Club Points, or Convert them to Honors Points.
  • Borrow points from the following Use Year.

Any and all Club transactions are made through HGVC Club Counselors, so all attempts to book a vacation throughout the year will go through one designated number. The Club Counselors will handle all booking requests for an owner’s home week, as well as at any other resort within the Club. Additionally, they will handle any exchanges through RCI. There are no waitlists for reserving a Hilton property, as the Club operates on a first-come-first-serve basis.

Club reservations are split up into three different reservation periods:

Home Week Reservation Window

  • Begins 12 months prior to check-in and ends 9 months prior to check-in
  • Requires a reservation in the exact unit size and unit type (studio, 1 bedroom plus, etc) in the season (Platinum, Gold, etc) that the member purchased for the full week based on the fixed check-in date for your home resort.
  • The entire annual allotment of ClubPoints assigned to the home resort week is used.
  • The flexible point based system doesn’t apply during the home week booking period. HGVC works like a floating week system during the Home Week window.
  • Only ClubPoints earned in the use year can be used in the home week window. Borrowed, Rescued or Deposited ClubPoints can not be used in the home week window. (For a discussion about these types of ClubPoints please see Section 5)

EXCEPTIONS:

(a) Members who own a designated fixed or event week will have their weeks automatically reserved each year. In order to use a fixed or event week for other vacation options available, the owner must cancel the automatic reservation.

(b) The Home Week reservation window for Hokulani is six months (instead of 3). Begins 12 months prior to check-in and ends 6 months prior to check-in. Home Week priority window of six months may be offered at additional resorts in the future.

NOTE: Home Week priority reservation windows may be extended during the first year that a resort is available for occupancy through HGVC.

Club Reservation Window

  • Begins 276 days (9 months) before checkout and ends 1 day prior to check-in
  • Allows all members to use their ClubPoints to book any season, any resort (including their home resort), any unit size and/or type for any number of nights (minimum of 3 nights)
  • All members have an equal chance at booking any HGVC resort during the Club Reservation window.

EXCEPTIONS:

(a) The Club Reservation window for West 57th Street begins 44 days before check-out and ends 1 day prior to check-in with no minimum nights (however there is a housekeeping fee for bookings 3 nights or less).

(b) The Club Reservation window for Hokulani begins 186 days before check-out and ends 1 day prior to check-in in any season, any unit size and/or type for any number of nights (minimum of 3 nights).

Open Season Reservation Window

  • Begins 30 days before check-out through 1 day prior to check-in
  • Allows all members to use cash only to book any season, any resort (including their home resort), any unit size and/or type for any number of days (minimum of 2 nights)
  • Option is only available to members for their personal use only (members must check-in).

EXCEPTIONS:

(a) Excludes West 57th Street resort (which is only available to West 57th owners 15 days before check-in)

(b) Excludes the Grand Waikikian penthouse units (which is only available to Grand Waikikian penthouse owners 30 days before check-in).

West 57th St. Home Week Reservation Window

  • Exclusive window for owners at West 57th Street
  • Begins 276 days (9 months) before check-out and ends 45 days before check-out
  • Allows West 57th Street use their ClubPoints to book any season, any unit size and/or type for any number of nights (no minimum nights) at their home resort.
  • There is a cleaning fee for bookings for 3 nights or less.

NOTE: Home Resort reservations may be offered at additional resorts in the future or during the first year that a resort is available for occupancy through HGVC.

NOTE: Club Reservation rules for Affiliate Resorts may be different. Club Members are also able to cancel their reservations. These cancellations will result in a varying loss depending on the timeframe of the cancellation. 31 days or more prior to the check-in date will result in a loss of the reservation fee, 30 to 15 days prior to check-in will result in the loss of 25% of the currency used for the reservation. 14 to 6 days prior to the check-in date will result in the loss of 50% of the currency used for the reservation, and 5 or fewer days prior to check-in will result in the loss of 100% of the currency used for the reservation.

Hilton HHonors Program

In addition to booking benefits, membership with HGVClub also allows membership into Hilton Hotel Corporation’s loyalty program, Hilton HHonors. This membership in HHonors is a Silver VIP level. To date, HGVClub charges $76 for a conversion transaction when done online, and charges $99 over the phone. When converting these points, the values are fixed depending on the size of the unit and season owned. The fixed rate for converting the current use year’s points is 20 HHonors points to one Club Point and using next year’s points converts at 25 to 1. Conversion for West 57th Street in New York can be as high as 50 HHonors points to 1 Club Point.

Members are able to use HHonors points for multiple different services and features, including stays at Hilton owned and affiliated hotels across the globe and frequent flyer miles at partner airlines. Members are also able to use points interchangeably. They are able to use HHonors points for Club reservations, as well as use Club Points to make reservations at participating HHonors hotels without needing to convert. The Club Points to HHonors conversion benefit will still transfer to owners who purchase from resale brokers outside of HGVC.

Stretching Club Points

Unused Club Points expire at the end of each calendar year. In the event a club member thinks they will be unable to use the full allotment of their Club Points by the end of a particular year, they are able to decide which option they will choose to take advantage of to extend the life of their points.

Members are able to convert their Club Points into HHonors points, deposit the points into the following years account, or use Club Points for RCI exchanges. These options incur an additional fee, so it is important to take that into account when making the final decision.

Owners also have the option to Rescue points that are about to expire. Rescuing points allows owners to rescue this current year’s points into the following year. When rescuing points, one loses the ability to utilize additional options such as Open Season booking and converting to HHonors points. This feature also incurs its own individual fee.

Depositing points takes the next year’s Club Points and saves them until the year following. To date, HGVClub charges a $76 fee to utilize this feature online, and $99 over the phone.

An owner is also able to use their points to trade into RCI, in order to exchange into over 3,500 worldwide resorts. For this feature, standard RCI exchange fees apply, and one is able to see the RCI exchange rate in the chart located within the fees section of this article.

If an ownership involves a deeded week, one will have a season that is referenced within that week. The season will determine both the size of the unit one is able to book as well as the number of points needed to book said unit. HGVC Elite Program

HGVC Elite Status is available to members who purchase a minimum of 14,000 ClubPoints directly from HGVC.

(NOTE: Some ClubPoints acquired via an Affiliate Resale Department may also qualify toward HGVC Elite Status)

There are currently three HGVC Elite Levels

  • • Elite requires 14,000 ClubPoints

  • • Elite Plus requires 24,000 ClubPoints

  • • Elite Premier requires 34,000 ClubPoints

HGVC Elite members may receive perks such as: room upgrades, daily newspaper, separate check-in area, early/late check-in/out, discounted reservation fee and discounted open season rental rates, a separate Elite Member Services telephone number, along with a number of other Elite benefits. Elite privileges are not available at the following resorts: Fiesta Americana resorts, Grand Pacific resorts, South Florida resorts, International resorts or Anderson Ocean Club.

HGVC Elite Status is not the same as Hilton HHonors status which is associated with the Hilton family of hotels. However one of the HGVC elite benefits is higher Hilton HHonors status (HHonors Gold for HGVC Elite and Elite Plus and HHonors Diamond for HGVC Elite Premier)
