Fairfield by Wyndham operates on deeded week generally converted to a “vacation points” (credits) system which allows for greater flexibility in timeshare ownership. The credit system allows you to choose location, unit size, length of stay, and time of travel each year. The number of vacation pointss needed to reserve a particular vacation depends on the time of year, the size of the unit, the day of the week, and the resort location. Note: Due to the fact that the properties are based on a deeded week, maintenance costs will range from account to account based on home base location.

The Buying & Selling Process

If you are a Fairfield by Wyndham owner interested in selling your property, please fill out the form in the Sellers section.

We make the Fairfield by Wyndham transfer process as quick and easy as possible for you. Transfer documents are requested from Wyndham that must be signed by both the Seller and Buyer. Once the executed documents are received and the Buyer has remitted payment in full, Fairfield by Wyndham is notified of the transfer of ownership. This entire resale transfer process takes approximately 6-8 weeks.

Q: How many Wyndham points should I buy?

A: The number of points each owner needs depends on desired resort, room type, and length of travel each year. Interested buyers should consult the Wyndham resort points charts to determine the number of points best for them.

Q: What is my Use Year?

A: A Use Year is the 12-month period during which each allotment of points can be used to book a reservation. Points do not roll over from one Use Year to another.

Q: What advantages do I have at my Home Resort?

A: Your home resort is the specific resort location of your ownership interest and is noted on either your purchase agreement or warranty deed. The benefit of having a high demand resort as your home resort is that it gives you greater exchange value with RCI. An additional advantage is that owners can book reservations 13 months in advance at their home resort. The final factor to consider is that your home resort will dictate your monthly maintenance fees. Each resort has a different price per thousand points for annual dues so many buyers take this in to consideration when choosing the best package to buy.

Q: Will I lose any benefits if I purchase Wyndham points on the resale market?

A: Contracts purchased on the resale market are not eligible for VIP, Gold VIP, or Platinum VIP or the benefits that come along with those statuses.

Q: How far in advance can I book Wyndham reservations and are there any restrictions?

A: Reservations can be booked 10 months in advance at any resort other than your home resort. Reservations at your home resort can be made 13 months in advance. Reservations in the prime season require a 3, 4, or 7 night stay and must check-in on one of the resort’s designated check-in days.

Q: Can I carry over or borrow points if needed?

A: Points do not carry over from one use year to another, so it is important to plan ahead. The Wyndham point system does allow you to borrow from the next use year if you do not have enough current year points to book your desired reservation.

Q: How does RCI exchange work with Wyndham points?

A: When depositing Wyndham points in RCI, owners will be assigned a week in the unit and season that is symbolically represeted by the number of points being deposited. If the number of deposited points typically will afford you a 2 bedroom unit in a high season, the week RCI assigns will be comparable to that.
